Construction defects can fall into a few different categories. Latent defects are often hidden and only discovered later, for example, while patent defects are often obvious as soon as the job has been completed.

One way to look at these defects is to consider exactly what caused them in the first place. This can be helpful when trying to determine liability and rectify the issue. Below are three different types of defects that show up often.

1. Workmanship issues made during construction

First of all, there are some construction defects where the quality of the work isn’t up to the expected standard or obvious mistakes were made. Perhaps lighting wasn’t installed correctly or vents around the roof were forgotten. Maybe the wrong materials were used, such as putting in the wrong cabinets or the wrong flooring.

2. Defects with the design itself

On the other hand, there are some cases where the construction company does everything correctly, but there’s an issue with the design itself. Perhaps the architect made a mistake that made the house dangerous or not up to code. The company followed the plans correctly when doing the work, but these design defects still mean that there are significant issues with the end result.

3. Defects with materials and supplies

Finally, there can be cases where the materials themselves are defective. Maybe the light fixtures were installed correctly, but they simply don’t work or they have a defect that makes them a fire hazard.
